Shelar Supremus is two towers, G+3+27, which the developer describes as thirty storeys, on a two-acre parcel on Khadakpada Road at Beturkar Pada, Khadakpada, Kalyan West 421301. Each residential floor holds five homes, served by three elevators, one of them a dedicated fire lift, and two staircases.
Five doors to a landing is a small number for this lane. Much of what is selling around Khadakpada right now puts eight, ten or twelve flats around a single lift core. Low density on your own floor is not a slogan, it is arithmetic: fewer households sharing your landing, a shorter wait at the lift on a weekday morning, and a clubhouse and pool that are not permanently full.
This one is checkable without asking anyone. The developer's A3 typical floor plates for both towers, reproduced at full size on the floor plates page, show five units numbered 1 to 5 off one central passage. The same drawings are labelled as the typical plan for the 4th to 30th floors, which is what corroborates the storey count.

The storey count
The developer's sale sheet puts it at G+3+27, thirty storeys, which reads as ground, three podium levels and twenty-seven residential floors. The A3 floor plates corroborate it independently, since each is drawn as the typical plan up to the 30th floor.
Read the sanctioned floor count off the registration certificate for PR1330002500941 before you book anyway. Ask us and we will open the record with you. Note also that G+3+27 is our reading of the developer's shorthand, not his sentence: if the three is not three podium levels, the massing description will need correcting, and we have asked him.
The total flat count
The total flat count is on request. Five homes on each of twenty-seven residential floors, in two towers, is on the order of two hundred and seventy before any jodi combinations reduce it. Ask us for the developer's confirmed figure.
The number that matters more is the one you experience daily: five homes per floor, and unlike a project total it is visible on the drawing.

- Go to the MahaRERA portal at maharera.maharashtra.gov.in and open the registered-projects search.
- Search the registration number PR1330002500941, or search the project name with promoter Shelar Realty and district Thane.
- Open the record and read the registered completion date, the sanctioned plans, the building-wise details and the quarterly progress updates.
- Check whether a second registration exists for a later phase. Only this one surfaced in our search, but a promoter can register phases separately, and if a second number exists for the inventory you are being shown, you want it in writing.
