Shelar Supremus is priced from Rs 59 L++ for the 1 BHK. The developer's sale sheet gives a figure for each of the three single-flat configurations, and every one of them carries a "++". That notation is his, and it is not decoration: it means the number in front of it excludes additional charges. Read the whole page before you compare this project with anything else on price.

Prices are indicative, exclude applicable charges and taxes, and are subject to change. They are the developer's figures for the configuration, not a quote for a named flat on a named floor. The number that binds is the agreement value written into your registered agreement for sale.
What the two plus signs actually cost you
This is the part most buyers get wrong. "Rs 90 L++" is not the price of the 2 BHK. It is the flat cost, before:
- Stamp duty and registration, levied by the Government of Maharashtra, not by the builder.
- GST at the rate prevailing for under-construction residential sale on your date of agreement.
- Floor rise, if any, and the floor from which it starts. On a thirty-storey tower this is not a rounding error.
- Parking, and whether it is allotted, covered, stack or open.
- Club, infrastructure and development charges.
- Electricity and water meter deposits, and any legal or documentation charge.
- Advance maintenance and corpus.
Add all of it up before you compare Shelar Supremus with anything else. A lower headline with a heavier charge schedule is frequently the more expensive home, so compare on the all-inclusive number.
Why the jodi prices are blank
The developer has released the carpet areas for the three combined jodi homes, 1,263, 1,546 and 1,748 sq ft, but not their prices. A jodi is priced pair by pair and depends on which two flats are genuinely still open next to each other. Ask us and we will get the actual combination priced.
The launch offer
The developer states that the first 25 bookings get exclusive benefits and discounts. No expiry date has been given, so ask whether it is still open, ask exactly what it amounts to on the configuration you want, and get it written into the cost sheet rather than promised on a call.
What the cost sheet will actually contain
When the developer releases the cost sheet, the headline flat cost is only the first line. Ask for all of the following in writing, because together they are the number you will really pay:
- Agreement value for your specific flat, floor and facing, not a starting-from figure.
- Floor rise, if any, and the floor from which it starts.
- GST at the rate prevailing for under-construction residential sale on your date of agreement.
- Stamp duty and registration as levied by the Government of Maharashtra, which are statutory and are not part of the builder's price.
- Parking, and whether it is allotted, covered, stack or open.
- Club, infrastructure and development charges, itemised.
- Electricity and water meter deposits, and any legal or documentation charge.
- Advance maintenance and corpus, and for how many months the advance runs.
- The payment plan and the construction milestones each instalment is tied to.
Compare two projects on the all-inclusive number and the payment plan, never on the headline. A lower headline with a front-loaded plan and a heavy club charge is frequently the more expensive home.
Three checks before you pay a booking amount
First, verify registration PR1330002500941 yourself on the MahaRERA portal at maharera.maharashtra.gov.in, and read the registered completion date off the certificate rather than off any marketing page, including this one. Second, match the carpet area on the cost sheet to the carpet area in the draft agreement for sale, and match both to the MahaRERA annexure. Third, take a receipt for every rupee, in the promoter's registered name, with the flat number on it.
None of that is a reason to be nervous about this project. It is simply what buying an under-construction home properly looks like.
Price off the cost sheet the developer issues today. That is the document he will hold you to.
