Why the carpet area is a range and not one number
The 2 BHK runs 611 to 773 sq ft carpet, a range the developer confirms himself. That spread is real: there is more than one 2 BHK plan here, so ask for the plan and the carpet area of the specific flat you are shown.
That matters to you in a specific way. A 162 sq ft spread between the smallest and largest 2 BHK is most of a bedroom, and both are quoted from the same Rs 90 L++ headline on a configuration sheet. So the question to ask is never "what does the 2 BHK cost", it is "what is the carpet area of the flat you are actually offering me, on which floor, at what price". One point of definition while you are shopping: carpet area under RERA is the net usable floor area inside the flat, excluding external walls, shafts, the exclusive balcony and the exclusive open terrace, and including internal partition walls. Built-up and saleable area are larger numbers and are not what the agreement binds.
Who the 2 BHK suits
Young and growing families who need a second bedroom without a large jump in outgo, and buyers who want the configuration with the deepest resale pool in Kalyan West. It is also the natural starting point if a jodi interests you: two 2 BHK homes side by side make the 1,546 sq ft 4 BHK, and a 2 BHK next to a 3 BHK makes the 1,748 sq ft 5 BHK.
