The project
Shelar Supremus is an under-construction residential project on a two-acre parcel on Khadakpada Road at Beturkar Pada, Khadakpada, Kalyan West 421301, in Thane district. It is two towers, G+3+27, which the developer describes as thirty storeys, offered in 1, 2 and 3 BHK plus three combined jodi homes. It launched in 2025 and is registered with MahaRERA under PR1330002500941, with a registered completion date of December 2029.
The single most useful fact about it is that each residential floor holds five homes. In a lane where most launches put eight or ten doors around a lift core, five is what shapes daily life in a building: lift waits, how full the clubhouse is on a Sunday, and how a maintenance budget is shared. It is also the thing you can check for yourself, because both A3 floor plates are on the floor plates page.
The developer
The promoter named on the MahaRERA record for this project is Shelar Realty, district Thane. The builder is also known in the market as Shelar Group, but Shelar Realty is the registered promoter and the entity that will be party to your agreement.
The developer's own marketing carries a set of track-record counters. In the developer's words, the group claims 25+ years in the business, more than 5 lakh sq ft delivered, more than 7 lakh sq ft under construction and 500+ happy families. We reproduce those as the developer's claims and nothing more. They are marketing counters, we have not independently verified them, and you should not weigh them the way you would weigh a MahaRERA record.
The one number still on request
There are other Shelar-named buildings in this part of Khadakpada, and the developer's own site uses one of them, Shelar Residency, as a wayfinding landmark for the site. It is a useful direction. It is not a track record.
Shelar Residency is registered under a different promoter, so it is not a shared track record. If someone sells you this project as coming from the developers of Shelar Residency, check the rest of what they have told you.
