Where the 1 BHK sits on the plate

The developer's A3 typical floor plate for Tower B is on the floor plates page at full size, and the 1 BHK is unit 5 on it: a single bedroom, a living room drawn at 9 ft 9 in x 20 ft 1 in, a kitchen at 7 ft 6 in x 9 ft 2 in and its own toilet, reached from the same 9 ft wide central passage as the four other homes on the landing. Dimensions are as drawn and furniture on the plate is for scale only.

Two things are worth knowing about the 489 sq ft figure. First, carpet area under RERA is the net usable floor area inside the walls of the flat, excluding the external walls, the shaft, the exclusive balcony or verandah and the exclusive open terrace, but including the internal partition walls. It is not the built-up or saleable area a broker may quote you, and those numbers will be larger. Second, a carpet area is only enforceable once it is written into the registered agreement for sale, so treat every marketing figure, including ours, as an indication until you see that document.
